Will you list my home on the MLS?

We will not list your home for sale on the MLS. Our intention is to buy it from youat a price that is fair! We are not a real estate brokerage.

Do you pay as much as a buyer would who buys through a Realtor?

Purchasing a home through a Realtor is considered "retail pricing". It includes a markup for Realtor commissions, costs for preparing the house for sale, and the cost of holding the house on the market for as long as it is listed. We traditionally buy homes that need more than a little cleanup / improvement, and are not on the MLS; so we do not pay retail price.

So how much do you pay?

We will give you a good price, as well as justification for that price. We make the following assumptions when presenting an offer:

  • The home needs repair or improvment.
  • We will close quick, and with no hassle for you.
  • You pay no Realtor commission!
  • We plan to re-sell the house, and must be compensated for our time.

How can I get the highest possible price for my home?

You’ll get the highest price if you fix your home up to "top of the market" condition, and then sell it FSBO (For Sale By Owner). This involves much of your time and money. In addition, since MOST homebuyers search for their homes on the MLS, you will have a much harder time finding potentially interested buyers. Working with Rising Phoenix Properties, LLC is about closing on your home quickly, and avoiding the normal hassles of selling a home.

Will I have to pay you a commission?

NO! We remove the need for a commissioned salesperson. We will make you an offer on the house, and that is the money you will receive. In many cases, we even pay the closing costs required to transfer the title of the home into our name. We earn our profits by fixing up houses, and then reselling them; not by charging sellers fees or commissions.

What is the difference between Rising Phoenix Properties, LLC and a Realtor?

Realtors are real estate agents who list your home for sale on the Multiple Listing Service (MLS). They also put up signs, photograph, and advertise your home. This is a lot of work, and you pay the price for it. Standard Realtor commissions run 5-7% of your home's sale price. Once it's sold, you often wait 6-12 months before the actual close of the sale. We don’t wait for buyers, we ARE buyers. And unlike people who buy through Realtors, we don’t make you wait while we try to qualify for a mortgage. We pay CASH fast. Our process is much faster and simpler, and involves no commissions or other fees for you to pay.

What obligations will I be under if I submit my info to you?

None! We will call you for our initial qualification call. If you do not wish to move forward, at any point up to the signing of the contract, then you can walk away. We will not harass you, or bother you further. We want you to be comfortable with our process, and refer us to others who may be interested.
